Selling your Home ~ Your Kitchen ~ by Cidalia Matukas ~ www.HomesbyCidal...


The most common critique I hear from buyers are about the kitchen. Like bathrooms the are usually not updated. So, what should you do if it is not in the budget to remodel? Keep in neutral and clean. You will want to make sure that your counters are de-clutter and always clean. I understand that you will still need to cook and eat but you want to make sure that when you do have a prospective buyer coming to see the home that you have no dishes in the sink or on the counter. Leave the dishes in the dishwasher if need be. You can even have the dishwasher running . Also, you want to remove and tuck away your appliances. You can leave one nice and clean appliances but do not leave out your toaster, blender, coffee maker etc. You might ant to consider buying a nice wicker basket and having some colorful place mats rolled up and in them.

The most important tip I can give. Please do not cook anything prior to a showing. Although you may think your meal smells wonderful others may be offended by it. You may want to consider a no cooking rule at least 1 hour before a showing and perhaps burn a nice clean and simple fragrance candle.

Selling a Home ~ Your Bathroom ~ by Cidalia Matukas ~www.homesbycidalia.com



Your bathroom... It is usually the last room to get updated and upgraded ant the hardest to keep clean.

When you have your home on the market you need to have the entire home, more importantly, your bathroom in showroom/ model home condition.

Keep our toothpaste, toothbrush and products off the vanity. Tuck them away in a drawer. Those being said, keep the draw clean and tidy. Buyers will look in the drawers to get an idea of the storage they will have when they become the homeowners.

In terms of decor, you want to keep the bathroom colors neutral. Tan tile or a good quality vinyl floor and neutral wall colors. Stick with the tans and taupe. Then add an accent colors. Perhaps a bright towel a matching vase on your vanity.

What happens when your bathroom is smurf blue or pastel pink? Well, if you can remodel the bathroom however if that is not in the budget work with what you have. Use the pink and blue as accent colors and neutralize the walls. Use white or off-white for towel and accent pieces.

One of the first things I do when I take a listing is discover who the potential buyer will be. Why you may ask ? This allows me to target my marketing and my lead generation and create ofers and results for my sellers.
Keller Williams recently conducted a study that helps me discover the demograohics of the buyers in this market. AS we would expect, the largest buyer pool are first time buyers. 46% of these buyers are married. With single females compsoing 21% of buyers. Most buyers have 2 pople in their household with a median age of 28. The average home they are looking to buy is a 1600 square foot home with 3 bedrooms and 2 baths. There are 5 economic indicators that every agent should share with their sellers.

1. Home Sales are on the Rise. ~ This is a sign of stabilization. This is variable from town to town. If you are curious about your hometown please let me know I would be happy to share that information with you.

2. Drop in Median Home Price. ~ there are three reasons why this has occurred. Surge in sales of distressed properties that sell for 15-20% less. Influx of first time buyers purchasing lower priced homes. Slow down in the high end market and jumbo loans.

3. Market Inventory is low. This is variable from town to town as well.

4. Mortgage rates are at their lowest.

5. Homes are more Affordable now than ever before. In 1981 it took 36% of a families income to pay the mortgage. Now it only takes 15%.

Moving money and Gifted Money to Buy a Home

If you are going to transfer money or borrow money to make the purchase of your home you need to do so well before the closing. I am in a sitation right now where a buyer waited until the last minute to transfer money from an out of state account. What they didn't know was that the bank requires the money to sit in the account for 5 business days before it can be released. Now the sale is delayed because if this error. Also, if you are having money gifted to you from family make sure to disclose this at your initial meeting with you lender. Banks are looking at loans with a fine tooth come and want records of where the money is coming from.
