The Today show made some of these suggestions a few years back and I think they are still great ideas. Whether your staying in your home or thinking of selling these are great ideas to warm up the curb appeal.

There are few things more exciting in your home than the colorful onset of spring in the garden. Whether you are planting a container for the doorstep or putting the flowers directly into the garden, there are dozens of interesting plants you can choose from, wherever you live. Master gardener Sean Conway was invited on "Today" to share these easy tips for brightening your yard for spring.

Spring is an ideal time to give color to your garden and plant cool-season flowers or spring-blooming perennials. Too often people throw out potted plants that sit on windowsills and doorsteps after they flower. But, you can enjoy these plants year after year if you plant them in your garden when the flowering season passes. It is also an ideal way of trying different looks out and determining what you like. I do this, and if I like the way it looks in the pot, I plant the same combination into the garden.

Here are some simple rules about selecting plants that apply both to containers and the garden:

Sun-loving plants need six hours of direct sun a day, so pay attention to the light conditions of your garden before going to the nursery. Impulse buys that don’t meet your situation rarely thrive.

Make sure the flowers you buy for the garden look good together. A plant with tall strappy leaves and big flowers can look great with a lower growing, small-flowered plant. Offset the big leaves and flowers of a hydrangea with a plant that trails to the ground like ivy.

Determine when to plant. Hardy perennials can be set out before the last frost date in your area and will settle in nicely in the cool weather. Annuals and other heat-loving plants like tomatoes and dahlias should be planted after the ground has warmed up.

Lastly, think about when these plants will bloom and look their best. Sometimes it is best to dedicate an area of the garden to a season when it will peak. I do this with containers as well. You can even create an area where you literally swap plants to continue providing color throughout the season.

Wondering where to begin? Check out these seasonal favorites
Two great perennials for the garden are variegated iris and purple campanula, also known as bellflower, and they make a great combination in a container as well. The iris will produce lovely bluish purple flowers in the late spring and the campanula has purple bell-shaped flowers. Both will do well in a sunny spot.

Another sun-loving combination are perennials like basket of gold (aurinia saxatilis) and spiderwort (tradescantia). They work well in the garden or in a container with hardy variegated English ivy. I also added the white flowers of annual nemesia and some osteospermum for seasonal color. After this container blooms, I move the basket of gold and spiderwort into a sunny area of the garden and enjoy their flowers again next year.

Spring-blooming perennials such as black violas or pansies are also wonderful in a container or in the garden. Once they fade, I plant them in my garden border, where they will bloom again next season.

Quick tips for plating potted plants

* Always choose a container with drainage for your plants.
* Use a good potting soil mix. Some come with time-release fertilizer already added.
* Set your plants in with enough room to grow and with their crowns meeting the top of the soil line.
* Water well — plants in containers need regular watering and should be watered daily in hot periods of the season.

The most common critique I hear from buyers are about the kitchen. Like bathrooms the are usually not updated. So, what should you do if it is not in the budget to remodel? Keep in neutral and clean. You will want to make sure that your counters are de-clutter and always clean. I understand that you will still need to cook and eat but you want to make sure that when you do have a prospective buyer coming to see the home that you have no dishes in the sink or on the counter. Leave the dishes in the dishwasher if need be. You can even have the dishwasher running . Also, you want to remove and tuck away your appliances. You can leave one nice and clean appliances but do not leave out your toaster, blender, coffee maker etc. You might ant to consider buying a nice wicker basket and having some colorful place mats rolled up and in them.

The most important tip I can give. Please do not cook anything prior to a showing. Although you may think your meal smells wonderful others may be offended by it. You may want to consider a no cooking rule at least 1 hour before a showing and perhaps burn a nice clean and simple fragrance candle.

Your bathroom... It is usually the last room to get updated and upgraded ant the hardest to keep clean.

When you have your home on the market you need to have the entire home, more importantly, your bathroom in showroom/ model home condition.

Keep our toothpaste, toothbrush and products off the vanity. Tuck them away in a drawer. Those being said, keep the draw clean and tidy. Buyers will look in the drawers to get an idea of the storage they will have when they become the homeowners.

In terms of decor, you want to keep the bathroom colors neutral. Tan tile or a good quality vinyl floor and neutral wall colors. Stick with the tans and taupe. Then add an accent colors. Perhaps a bright towel a matching vase on your vanity.

What happens when your bathroom is smurf blue or pastel pink? Well, if you can remodel the bathroom however if that is not in the budget work with what you have. Use the pink and blue as accent colors and neutralize the walls. Use white or off-white for towel and accent pieces.

One of the first things I do when I take a listing is discover who the potential buyer will be. Why you may ask ? This allows me to target my marketing and my lead generation and create ofers and results for my sellers.
Keller Williams recently conducted a study that helps me discover the demograohics of the buyers in this market. AS we would expect, the largest buyer pool are first time buyers. 46% of these buyers are married. With single females compsoing 21% of buyers. Most buyers have 2 pople in their household with a median age of 28. The average home they are looking to buy is a 1600 square foot home with 3 bedrooms and 2 baths. There are 5 economic indicators that every agent should share with their sellers.

1. Home Sales are on the Rise. ~ This is a sign of stabilization. This is variable from town to town. If you are curious about your hometown please let me know I would be happy to share that information with you.

2. Drop in Median Home Price. ~ there are three reasons why this has occurred. Surge in sales of distressed properties that sell for 15-20% less. Influx of first time buyers purchasing lower priced homes. Slow down in the high end market and jumbo loans.

3. Market Inventory is low. This is variable from town to town as well.

4. Mortgage rates are at their lowest.

5. Homes are more Affordable now than ever before. In 1981 it took 36% of a families income to pay the mortgage. Now it only takes 15%.

If you are going to transfer money or borrow money to make the purchase of your home you need to do so well before the closing. I am in a sitation right now where a buyer waited until the last minute to transfer money from an out of state account. What they didn't know was that the bank requires the money to sit in the account for 5 business days before it can be released. Now the sale is delayed because if this error. Also, if you are having money gifted to you from family make sure to disclose this at your initial meeting with you lender. Banks are looking at loans with a fine tooth come and want records of where the money is coming from.
